Prepare for Denver’s Fall Real Estate Rush

For my entire career, the fall real estate market in Denver has picked up in activity compared to the slower summer months.

Over time, I’ve found that there are a few key things that can help make a meaningful difference between fall real estate success and struggle.

The most important thing you can do, buyers and sellers both, is to be prepared—if you’re considering a real estate transaction at all, I highly recommend you reach out to me early for a conversation that can help guide you.

Here are a few more specifics that help when moving from a slower season to a busy season:

Buyers: Reconsider the Sidelines

If you’ve been waiting out interest rates or higher home prices, know that you are not alone, and that there’s a lot of you getting ready for the fall.

If you’re actually ready now and think you might want to beat the rush, let’s have a conversation! Sellers are offering a lot of concessions right now, and there is a lot of inventory on the market.

If you’re still targeting fall, make sure you read my 2025 Denver Nook Real Estate Preparation Guide so that you’re ready to move quickly. More competition often means that the most prepared, most communicative party gets the deal done.

Sellers: No “Shoulda, Woulda, Coulda”

In a more competitive market, it can be more difficult to get your listing noticed. You might have to offer some concessions to the buyer, or make some improvements as part of the contract.

That’s OK! There are still a lot of ways to create win-win deals in the current market and reach your real estate goals. 

To do this, it is very important to keep your mind in the present and focused on your main goal of selling and not worrying about what would have happened if you had sold it at a specific point in the past.
