Did You Know? How I Can Help With New Builds

I am currently working with a builder on a new duplex that is in process close to my new office on Tennyson St. It’s exciting to watch it take shape over time, and you can see a little bit of behind the scenes…

New builds are not for everyone, and it is usually more expensive than finding an existing home for sale, but you can’t beat it as a way to get a house that fits your exact, custom specifications.

When it comes to new builds, I love combining my real estate experience with my passion for design to help my clients get the house of their dreams.

People looking for a new build usually broadly fall into one of the following two camps, and there are unique aspects of the process for each:

If you know the type of house you want, but you don’t know where you can build it, then we are going to start by focusing on finding the right land for you. There is a lot to consider, starting with the lot, it’s highest functionality, and zoning rules, but all of that flows from your dream house design non-negotiables.

For example, let’s say that you dream about having a front yard. In Denver, the zoning can dictate how close or how far from the curb your house can start, and that can differ over just the course of a few blocks. 

If you’re thinking about a new build and you have aspects of your house in mind already, getting together to talk about that can help us define not only where, but who you might consider working with. Luckily, I know great architects and builders who can help guide us through the process.

If you know the neighborhood you want, and can be flexible with some of the requirements that are enforced there  then we’re going to prioritize things a little bit differently. You likely won’t have as much freedom in finding a lot, and there could be unique considerations presented by your location.


For example, there’s zoning rules, but there are also things like how the sun behaves, which views are most important to prioritize, and other considerations of balancing design and functionality within the lot that is available to you. 

That’s where I like getting really into the design experience with clients, bringing creative solutions to the constraints presented.

Again, new builds aren’t for everyone, but they can be amazing, and like everything else in the world of real estate, they are made a whole lot easier by getting together with trusted experts early in the process!
