The Start of Denver’s 2026 Real Estate Market, Plus a New Listing
The start of the new year brings new opportunities! Sales pick up in late winter through early spring, and while the landscape can be more competitive, there are usually more homes available to choose from. Sellers should be solidifying their plan and buyers should be getting organized and ready to make moves.
In Denver in 2026, this is especially true. There are numerous options of properties for sale across regions and price ranges. Most buyers have more time to think about their decision than they have had for a very long time.
Generally, sellers are hitting the market with a sales price that's a bit high. However, if a property is priced well and it's in a desirable area, it will go under contract in a matter of days, not weeks or months. If you like one of those properties, be prepared to move forward with an offer quickly.
However, if a property does not sell that quickly, some of my recent buyers have benefitted from waiting, and letting sellers realize that they need to lower their asking price.
