What It’s Like to Buy a Home with Denver Nook

One of my core beliefs as a realtor is that my buyers have unique personal needs, and the difference between buying a house and finding a home is paying close attention to the specific details of those needs in our search.

How do we do that together? I’m glad you asked!

When I am starting out with new buyers, I ask a lot of good questions that open a conversation which allows me to get to know people quickly, and lets people discover what is most important to them.

Because of that we’re able to make buying a home personalized, streamlined, and, dare I say, a lot of fun!

These questions fall into a few major categories that I’ve developed through my experience:

What kind of house do you need?

OK, this sounds a little obvious, but it’s actually really important to spend time thinking about the practical realities of a house’s layout in relation to the people (and pets!) who will live in it.

Here are a few examples of what I like to ask about this:

  • Who will live/spend time in your new home?

  • Are stairs a concern?

  • Will you need, or do you prefer, a full bathroom or a ¾ bathroom (shower only) on the main level?

  • How big do you envision your next home being

  • Are there any other absolute deal breakers or non-starters for you in a home?

These questions immediately help us narrow our search by eliminating all kinds of houses that just won’t work for your life.

How will you live in this house and its neighborhood?

It’s good to remember that a house comes with the neighborhood around it, and that greatly influences your quality of life. I like to prompt people to think about this, because it helps us zoom in on location, location, location.

  • Are there any specific amenities you want in or near your home? This could include access to a private or community pool, golf course, gym, or recreation center. 

  • Is walkability to schools, shops, and cafes important to you?

  • Are there any neighborhoods you're already interested in? What aspects of a neighborhood appeal to you, and what aspects do you find less desirable?

These questions help provide a great baseline so we can pay better attention to the neighborhoods while we’re out touring houses.

What do we need to consider in the buying process?

I love walking people through the nuts and bolts of buying a home, and referring them to other helpful professionals who put clients first just like I do. These questions ensure that we have as smooth a transaction as possible.

  • Have you explored your financing options? Would you like me to recommend lenders? Do you have a budget in mind, or have you been pre-approved for a loan?

  • How will the title of the home be taken? This refers to how ownership is registered with the County and who has the right to sell. Will it be an individual, multiple individuals, a trust, or an LLC?

  • Will you need to sell in order to buy your next home?

  • If you're renting, when does your lease end, and can you switch to a month-to-month arrangement? Have you discussed this with your landlord/management company?

This due diligence allows us to get important logistics out of the way up front and eliminate surprises late in the process that can derail transactions.

With answers to those questions in hand, I’m ready to find places to look at and start the search together, which is the most fun part of my job.
